It seems the elephant in the room is the high cost of land. The methods you’ve described seem to require ownership, since there are long run payoffs you wouldn’t receive if you were renting and the owner wouldn’t rerent. It seems like mortgage debt would still be a significant pressure, even if you had no operating debt.

You're absolutely right unless people had long-term leases. Up to 20 years is permitted in Iowa.
